Buying your first home in WA may be more achievable than you think, and we’re here to help! We’ve rounded up some of the key updates, industry info, home owner grant details and other ‘need-to-knows’ to guide you on your Perth property journey. 

This next stage of life will be individual to you, your circumstances and your family - but it helps to know what you have available in your toolkit to make it a smoother and more enjoyable experience. Whether you’re exploring your first block of land, or ready to speak with a builder, here’s a clear guide to the grants and concessions available in Western Australia (and how to use them to your advantage at Mundi estate).

It’s time to grab a cuppa, take a deep breath and settle in for our top 4:

1. WA First Home Owner Grant (FHOG)

The first on our list and one of the most important to stay across! The WA First Home Owner Grant is a one-off $10,000 payment available to eligible buyers who are:

  • Building a brand-new home
  • Purchasing a newly constructed home
  • Planning to live in the home for at least 6 months
  • Buying their very first property in WA

This $10,000 grant can be put toward construction progress payments or used to reduce your upfront costs - a huge help when you’re planning your first build. Be sure to carefully check your eligibility and read through the First Home Owners Grant Guide which you can find here.

How it applies at Mundi:
To be eligible for FHOG, the value of your house & land package must not exceed $750,000. With the range of affordable lots available in Mundi, you can work with your builder to create house and land packages that allow you to take advantage of the grant.

2. First Home Buyer Stamp Duty Concessions

WA remains one of the best states for stamp duty savings! First home buyers purchasing land or house and land packages in Perth may be eligible for major reductions in transfer duty, depending on the lot price you're looking at.

For example:
A buyer purchasing a $300k lot could save thousands compared to standard transfer duty rates - money that can instead go toward your build, landscaping, current rent or pre-start upgrades!

3. Keystart’s Updated Eligibility (2024–2025)

Keystart has made home ownership more accessible by:

  • Increasing income limits
  • Allowing deposits as low as 2%
  • Removing Lenders Mortgage Insurance (LMI)
  • Offering flexible lending options for singles, couples and families

With rising property prices across Perth, these changes can significantly boost your borrowing power. Make sure you check in for updates because terms are regularly reviewed against the median house price.

More recently, the property price cap has been raised to $800,000* for house and land packages, and the income limits are now $148,000* for singles and $218,000* for couples/families (*as of August 2025 - subject to change).

4. The Aus Government’s 5% Deposit Scheme

The Aussie Government’s 5% Deposit Scheme helps eligible first home buyers and single parents purchase a home with, you guessed it, a deposit as low as 5% (without paying Lenders Mortgage Insurance!).

So how does it work? 
Under the scheme, the government guarantees part of the loan, which allows participating lenders to offer lower-deposit home loans and reduce upfront costs. This can be a big help if saving a 20% deposit feels out of reach.

Keep in mind there are income limits and property price caps, so make sure you check eligibility through a participating lender or broker.
